  1. Relaying my experience for benefit of other members as well as maybe helping tech crew ID the issue. Video content didn’t load for me on the Solari mobile app. Opened the desktop site (using Firefox browser on my iPhone) and had no issues, video played fine.

  2. Hi Catherine, what do you think is the likely path for interest rates over the next few years? Everyone in the real estate industry expects rates to come back down at some point and they certainly expect that response if we get a recession. I’m not convinced. As you have said, the Fed’s highest priority is protecting the dollar’s global position. With inflation as it is, doesn’t this mean they need to keep rates high? I also always think about how they plan to take Americans towards their 2030 goal for us to “own nothing and be happy.” How are they going to take home ownership down? The obvious answer to me is cause a recession and keep rates high. Any thoughts? Thanks for your work!

    1. Excellent question, James. Think about this one every day. It is an issue of how much deflation does recession create and will it be sufficient to bring interest rates down. No way to tell. The situation is highly fluid.

      Recession or no, deglobalization will create significant increase in the prices of household goods, so price inflation is upon us whatever happens. The Fed will do whatever they need to do to defend the dollar – so I would be prepared for scenarios in which rates stay high and scenarios where they come down. Either is possible.

      I am at a conference today of private credit lenders – what they are all saying is that their response to the uncertainty is to pull back and see what happens. Hearing the same thing from corporate retail as well – This kind of across the board inability to act means certain recession. Odd thing with planning and good administration, a lot of this could have been avoided.

  3. Can’t play videos on my phone. There are no play buttons. It has been going on for multiple days now. It would be great if your tech guy could fix this, as the only time I can listen is when I am on the move, i.e. on my phone.
